Our Commitment
The Mill Gardens Apartments is committed to providing equal housing opportunities to all applicants and residents. We welcome families of every background and will not tolerate discrimination in any form. This commitment extends to every aspect of our leasing, marketing, maintenance, and property management operations.
The Fair Housing Act
The Federal Fair Housing Act, enforced by the U.S. Department of Housing and Urban Development (HUD), prohibits discrimination in the sale, rental, and financing of dwellings, as well as in other housing-related activities. The State of Georgia, under the Georgia Fair Housing Act, mirrors these protections at the state level.
Protected Classes
We do not discriminate against any person because of any of the following protected characteristics:
- Race
- Color
- National origin
- Religion
- Sex (including gender identity and sexual orientation)
- Familial status (presence of children under 18, pregnant individuals)
- Disability (physical or mental)
- Any other characteristic protected under federal, state, or local law
Property Policy
In connection with the rental of housing at The Mill Gardens Apartments, we will not:
- Refuse to rent or negotiate for the rental of a home based on any protected class.
- Set different terms, conditions, or privileges for the rental of a dwelling.
- Provide different housing services or facilities based on protected class.
- Falsely deny that housing is available for inspection, rental, or sale.
- Advertise or make any statement that indicates a limitation or preference based on any protected class.
- Retaliate against any person for exercising their rights under the Fair Housing Act.
Reasonable Accommodations & Modifications
The Fair Housing Act requires housing providers to make reasonable accommodations in rules, policies, practices, or services when such accommodations may be necessary to afford a person with a disability equal opportunity to use and enjoy a dwelling.
It also requires housing providers to allow reasonable modifications to the premises if such modifications are necessary for the full enjoyment of the property. Please contact our management team to request a reasonable accommodation or modification. We are happy to work with you to find a solution that meets your needs.
Service & Assistance Animals
Residents with disabilities may request a reasonable accommodation for service animals or emotional support animals regardless of our pet policy. Service and assistance animals are not considered pets and are not subject to pet fees, pet deposits, or breed restrictions. Requests may require appropriate documentation consistent with HUD guidance.
Advertising & Marketing
All advertising and marketing materials produced by The Mill Gardens Apartments comply with the Fair Housing Act. We use the Equal Housing Opportunity logo and tagline in our materials where appropriate. Our photographs and copy aim to reflect the diversity of our resident community and are never intended to exclude any protected class.
